What should I decide on before I approach a broker?
- Decide that you really want to hire a broker, who will be your partner in finding the right home for you and your family. Finding the right home takes a lot of time and effort, and as brokers we make it our business to help you, but you also have to decide that you want to be helped.
- Before you set out to look for your ideal home, make sure you have the following information ready. Narrowing down your requirements lets us focus on only properties that a suitable for you, ultimately saving you time and moving you closer to finding your dream home.
- Property type. Are you looking for a vacant lot, house, townhouse or a condominium? How many bedrooms do you need?
- Location. The more specific the better (“Salcedo Village in Makati” is better than “Makati”).
- Timeframe. When do you plan to move in?
- Budget. Most people start with a ceiling on their budget, but a price range gives a broker more leeway in looking for options for you. It would also help to decide on your financing terms (are you paying in cash or taking out a loan?).
- Personal preferences: parking slots, morning sun, pool, bungalow, low-level floor, etc.

How can a licensed broker can help me sell or lease out my property?
- A licensed broker absorbs the bulk of the logistical concerns in selling or leasing out a property:

How do I hire a broker?
- Look for the real estate board or organization that specializes in your area and ask them for a referral contact. In the Philippines, these are the Philippine Association of Realtors Boards (PAREB) or the Real Estate Brokers Association of the Philippines, Inc. (REBAP).
- For a reasonable fee, a complete list of active licensed real estate brokers in the Philippines may also be requested from the Bureau of Trade Regulation and Consumer Protection under the Department of Trade and Industry in Makati City.
What is an Authorization to Sell?
An authorization to sell is an agreement between you as property owner and your broker to act as your selling or leasing agent for a specific property. It means that you are giving your explicit permission to your broker to look for willing and able buyers or lessees to facilitate the sale or lease of your property.

The capital gains tax, documentary stamps, and 5% brokers’ commission will be for the account of the seller. The transfer frees, registration fees, and all other transfer expenses will be paid for by the buyer.
