I. The Ortigas Business District.
The Ortigas Center.
The Ortigas Center is one of the newer business districts north of Makati. A lot of businessmen have started holding office in Ortigas because of its central location, making it a gateway to the Eastern Rizal province. It is also within easy reach of the affluent residential communities in San Juan, Mandaluyong, and Pasig.
The main streets in the Ortigas Center include Julia Vargas, Emerald, and Meralco Avenues.

Acropolis Greens, Libis.
We have been residents of Acropolis since 1994, and have enjoyed the friendly and active community. It is a well-maintained subdivision with tight security and full amenities, including a function hall, open parks, indoor tennis courts, indoor and outdoor basketball courts, swimming pool, convenience stores, video shop, parlor, water-refilling station, and dry cleaning service.
Fronting Eastwood City, Acropolis is located along C-5 Libis, with alternative entrance along Greenmeadows Avenue, Quezon City. It was developed by Sta. Lucia in the late ’80s.
Corinthian Gardens, QC.
Still the village in the Ortigas area with the highest real estate value, Corinthian Gardens boasts of wide roads, numerous open parks and fields, and full amenities including function halls, outdoor tennis courts, swimming pool, convenience stores.
Eastwood City, Libis.
Developed by Megaworld in the late ’90s, Eastwood City is a 19-hectare mixed commercial-residential project located at Libis, Quezon City. It has become the favored location of Citibank, IBM, Trend Micro, Dell Computers and several other call centers.
II. The Makati business district and environs.
The Makati Central Business District.
The Makati Central Business District is the home of the top financial and commercial businesses of the country. It is also where shopping, entertaining and dining places are in abundance: Greenbelt 1-4, Glorietta 1-4, Landmark, Rustan’s, Makati Cinema Square. It is an excellent jump off point for tourists and visitors coming to the Philippines for the first time, as it showcases the achievements of the Metro Manila business community.
From the MCBD, one can easily proceed to the other places of interest in the city:
- the Ortigas Center, Cubao, Greenhills and Eastwood in the North
- the Baywalk, Ermita, Malate area to the West
- the International Airport, casinos, and the Alabang Commercial Center in the South.
Ayala Avenue is the main artery of the city, intersecting Makati Avenue and Paseo de Roxas Avenue. The Metro Rail Transit is accessible via the MRT station at the rightmost end of Ayala Ave., which is a good 15-minute walk from the opposite end.
On the lower right side of Ayala Avenue, you’ll find Legaspi Village, while on its upper side is Salcedo Village. In general, real estate prices in Legaspi Village are relatively higher, as this part of the city is nearer the commercial centers.
Bonifacio Global City, Taguig
Former Philippine Army base and golf course, the 250-hectare Fort Bonifacio is now converted into a commercial-residential zone and is being developed under the new name Bonifacio Global City.
Less than ten minutes away from the Makati Central Business District, completed developments in the Bonifacio Global City are various luxury condominiums, such as Pacific Plaza Towers, Essensa Tower, Regent Parkway, One McKinley, Bonifacio Ridge, and Penhurst Parkplace, among others.
A wide range of entertainment and commercial buildings have also sprouted, such as Pricesmart Warehouse Club, MC Home Depot, Speedzone Karting Facility, Bonifacio Stopover with a variety of restaurants, Market Market mall, and the famed Fort Strip, which is a popular nightlife destination among the youth in the city.
Other major projects are Ayala Land’s Serenda cluster, St. Luke’s Medical Center, HSBC Headquarters and Megaworld’s Bellagio and Forbestown community.

The Makati subdivisions have been a traditional residential district for businessmen in Makati. Some of the most developed and expensive residential communities in the country are located in these private enclaves: Dasmarinas Village, North & South Forbes Park, Urdaneta Village, San Lorenzo Village, and Bel-Air 1-3.
Those who prefer the lock-up convenience of a condominium can choose from the many residential condominiums available in Salcedo and Legaspi Village in the Central Business District, as well as in the exclusive Rockwell community 5 minutes away.
III. Alabang Town Center.
The residential communities we offer in Southern Metro Manila include the premier subdivisions of Ayala Alabang Village, Alabang Hills, and Hillsborough Subdivision.
IV. Outside Metro Manila: Resort Sites, Rawlands, Industrial Lands.
Tagaytay.
Only one-and-a-half hour drive from Manila, Tagaytay City is a favorite place for respite and recreation because of its cool weather and picturesque scenery, small hotels and fine dining places. The city rests on a ridge overlooking the smallest volcano in the world, Taal Volcano, in the middle of a lake. It is a rural place for leisurely activities, offering fresh fruits, flowers, and certain vegetables from the nearby agricultural communities. Tagaytay City has a casino, and several golf courses nearby.

Sta. Rosa, Laguna.
Easily accessible from the now-expanding South Luzon Expressway, the Sta. Rosa-Tagaytay corridor is a fast-growing area south of Metropolitan Manila, approximately 40 kilometers from Makati and 18 kilometers from Alabang. Existing residential communities are Ayala Westgrove, Laguna Bel-Air, La Residencia de Sta. Rosa, Promenade, and Verdana Mamplasan.
The town of Sta. Rosa is quickly becoming a popular alternative residence for start-up families and retirees, with schools and business parks already servicing the area, such as the Laguna Technopark, St. Scholastica College, De La Salle University, University of Sto. Tomas, Xavier University, Don Bosco, the South Luzon Medical Center, Paseo de Sta. Rosa Commercial Center, Rustan’s and others. Nearby are the Sta. Elena, South Forbes and Canlubang Golf and Country Clubs, the “hot springs” of Los Banos, and the fine dining restaurants of cool mountain resort Tagaytay City.
Our recommended property in the Sta. Rosa area is Ayala’s Nuvali project, a 1,800-hectare development launched in September 2007.
Boracay.
Considered the best beach in the Philippines and probably in the world, Boracay Island offers first-class accommodations, great food, and night entertainment all throughout the year. The place is accessible from Manila via short one-hour flights to Caticlan airport.
Cebu.
The second biggest city in the Philippines is Cebu City in Cebu Island, famous for beautiful resorts and warm, friendly people. Most of the resorts are located in Mactan Island, which is only a few minutes away from the international airport.
Cebu is also one hour by fast ferry to Bohol province, which is also a major tourist destination due to its beautiful Chocolate Hills, old churches, and Panglao Island resorts.
