As you know Nuvali is a 1,800-hectare new-town development by the Ayala group in the former Canlubang Sugar estate.

It seems the market demand in these parts have been sustained over the last 5 years, since most of the residential phases and initial commercial lots have been sold quickly.

Below are the latest available commercial lots in Nuvali:

Nuvali is the biggest of several land developments in this area. As you may know, Eton has over 1,000 hectares, Greenfiled has maybe 500 hectares here, and others like Megaworld, Sta Elena Properties, and Vista Land of Manny Villar have their respective landholdings.

Rawlands along/near the Mamplasan & Santa Rosa Exits

• Mamplasan —6 hectares @ 6,000 per sqm with frontage along SLEX, good for industrial use/display, logistic yard
• Santa Rosa — 1.9 hectares also with frontage along SLEX @ 6,000/sqm

• Inside Prinza-Barandal Barangay road (between SLEX and Old national highway — with San Juan River at its rear side) — 10 hectares for sale @ 1,500/sqm

Other areas for development

• Tagaytay ridge area for commercial use/hotel/restaurant — 4,100 sqm @ 9,000/sqm
• Tagatyay corner lot, can build condo clusters, 5 hectares @ 8,000/sqm
• 3.8 hectares in Paliparan, Dasmarinas, Cavite for only 400/ sqm (used to be quoted at 800/sqm, but the owner wants to sell soonest). Place is good for development since the area is a mix of uses. Can also be a mini-commercial place, a housing project, a convent, resort, etc.

Treveia is a 60-hectare community next to Elaro and adjacent to Xavier School.  Lots cuts here are 250 sqm up, and are ready for building.  There are about 5 existing residents in Treveia, with 10 more houses under construction.

Venare

Venare is a 74-hectare community in Nuvali South, which is the highest part of Nuvali, offering views of Laguna Bay, Mt. Makiling and Tagaytay.  Venare has gently rolling terrain and is perfect for an active lifestyle, with its 5 specialized parks and location across the future Republic Wakepark.  It is also adjacent to the future Miriam College Nuvali, which is set to open in June 2014.

Venare is sold out, but from time to time, lots re-open.

Additional 176 units in APSN Sector B will now be released, comprised of 78 House and Lot units and 89 Lot Only units.

When we saw the tents from afar, we thought they occupied too big a space for the selling event today, but wow, we were surprised to be greeted by so many people so intent on buying in Venare!

Section J is the last section of Venare, and considered by many to be the best.

It should’ve come as no surprise then that there was an overwhelming response to Alveo’s call for Letters of Intent, officially announced last January 17, 2012.

We had clients who lined up as early as December, but we were also glad to have been able to help even those who submitted LOIs just before the deadline last Thursday.

The queue for bulk buyers or those who want to buy more than one lot (one expressed intent to buy 8!), reached past 26, and single buyers started getting their chance at lot selection past 1pm:

Mom and Dad tagged along as they’ve never experienced a priority selling event before, and mom kept close guard of the map and lot availability as the day progressed.

Here’s the aftermath, as of 3:15 pm February 5, 2012, with taken lots in pink:

There were still a number of people waiting in line after the priority selling, so I assume more lots would’ve been taken before the day ended.

Late last December, I got to visit the newly opened Elaro sales tent on-site (pictured above), which sits on an elevated lot facing the Amenity Core or main park.

Elaro was launched in early August 2011, and three months after, by  mid-November, we were already sifting through lots for sale in Tranche #3.

What makes Elaro extra beautiful in my book?  I already wrote about its rolling terrain and abundant trees, but I think it worthwhile to point out again that Elaro is located in a beautiful part of Nuvali Central that’s bounded by a bird and wildlife sanctuary.   No fail, whenever I visit the site, I see birds in interesting shapes and sizes, but most heart-tugging of all is the variety of birdcalls.

The next time you’re in the area, roll down your windows and just take in the symphony of birdsong — it will really transport you to another place.

A slight turn to the left, and here’s the view (towards the West).   That’s the perimeter wall of Venare, with trees from the Green Zone already showing.

Any guesses what those two towers are at the rightmost peak?  How about that line of buildings in the middle of the mountain?  :)
