Good buys: Makati Condo projects

With the flurry of condo projects in Makati today, it’s so easy to get overwhelmed and just delay the decision to buy, maybe at the cost of letting good opportunities to invest slip through one’s fingers.
They say with real estate, the magic word is always location. But these days, projects just keep popping up in the same general area, some even side by side. The decision usually boils down to the developer, amenities and payment terms offered, and turnover date. One other important (but usually overlooked) consideration is the profile of buyers– who will make up the community in the condo, eventually manage it and determine its future market value?
With these in mind, here are my top 2 recommendations among what’s available in Makati today:
1. SENTA, Ayala/CII’s newest project
- Derived from the Japanese word for “center”, located across Legaspi Park (along Legaspi St.) in the center of the Makati Business District, just 2 minutes away from Greenbelt
- Will have a contemporary design with unobstructed views and a visible vertical glass pane on the building for “drama”
- Designer lobby with hotel-like concierge services and club-like amenities, including a jacuzzi overlooking an outdoor pool theater (dvd area)
- Sky garden on the rooftop for private use of residents
- 39 floors with 14 units/floor (total of 452 units)
- Choose from Studio (35 sqm), 1BR (55 sqm), 2BR (80 sqm) units
- Indicative price is P100,000/sqm, parking is P650,000-750,000/slot
- With option to buy furnished units at P110,000-115,000/sqm
- Turnover: after 5 years (2013)
- To be launched mid-March; Letters of Intent now being accepted
