Nuvali, Canlubang

Nuvali, which sounds like a “New Valley”, is Ayala Land’s latest project to build a new satellite city south of Manila, twice the area of Makati City. Located in Canlubang and covering over 1,600 hectares, the project has a timetable that will span the next 40 to 50 years. This new endeavor in land development will triumph evoliving, or the integration of nature and man in a harmonious living environment, and provide the much needed relief for the highly congested Metropolitan Manila with its 15 million inhabitants.

Nuvali represents a new lifestyle for the next generation global Pinoy! Metro Realty, accredited broker, invites YOU to invest in this future city, your future home!

Easily accessible from the now-expanding South Luzon Expressway, Nuvali is approximately 40 kilometers from Makati. It lies in the heart of the fast-growing Sta. Rosa-Tagaytay corridor, with schools and business parks such as the Laguna Technopark, St. Scholastica College, De La Salle University, University of Sto. Tomas, Xavier University, Don Bosco, the South Luzon Medical Center, Paseo de Sta. Rosa Commercial Center, Rustan’s and others. Nearby are the Sta. Elena, South Forbes and Canlubang Golf and Country Clubs, the “hot springs” of Los Banos, and the fine dining restaurants of cool mountain resort Tagaytay City.

Nuvali’s master plan includes residential communities, school, retail and business districts, and an integrated 8-hectare nature park and manmade lake complete with progressive water taxis and buses. Upcoming here is a new city with fresh lake breeze coming from Laguna de Bay, and plenty of water resources for the coming generations.

Abrio, the next Forbes Park

We are now pleased to offer Abrio, the maiden project of Ayala Land Premier in Nuvali. Situated at the edge of the future Business District of the South, this heart-shaped residential neighborhood is strategically located near the business campuses, retail centers, and lake of Nuvali.

The area to be opened for Abrio is 70 hectares, comprising 379 lots in total. Phase 1, with 113 lots, will be launched on Sept. 29, 2007, while Phases 2-3 will follow in a few months.

High level of privacy and exclusivity

o 10-meter carriageways for arterial roads
o 7-9 meters of greens bounding both sides of all roads, excluding property line setbacks
o 2-meter-wide sidewalks canopied by 2 layers of trees

Environmentally-friendly infrastructure
• Roads will include generous bike paths and pedestrian walkways, to reduce dependence on the automobile
• Bio-swales direct the flow of rainwater for sustainable irrigation of common areas
• Dual-piping systems for all private lots allow the use of recycled water for specific purposes
